What is the correct term: real estate agent, salesperson, or realtor?

Any of the above work, with the distinction that a Realtor (a registered trademark) is indicative of an agent who is a member of the National Association of Realtors. Any licensed agent may use "real estate agent," "real estate salesperson," or "sales associate" as per their preference.
